ALA SCHOOL PROPERTY PARTNERS LP

ALA School Property Partners LP (“ASPP”) is to be formed as Texas limited partnership (“Partnership”), the purpose of which is to acquire several church/school buildings (“Buildings”) in Texas, Oklahoma, Ohio, Indiana, North Carolina, and other states, to then update and rent these properties to a private school, American Leadership Academy Inc, to gain rental income and appreciation of value over time for ASPP from these Buildings, together, the (“Property Portfolio”). MANAGEMENT AND STRUCTURE OF ASPP

ASPP will be managed by its General Partner (Operating Partner), American Leadership Academy Inc (“ALA GP”), a Texas S-corporation, and Syed M. Kamal as the CEO.

The General Partner (ALA GP) will receive a 100% interest in ASPP. The limited partners (Investors) will receive interest proportionate to their investment in ASPP, thereby decreasing ALA GP’s interest by same percentage in ASPP.

LOCATION OF BUILDINGS

The Buildings will be located in Texas, Oklahoma, Indiana, Ohio, North Carolina and other states.

  • ALA GP already has enrolled students for 2024-2025 Academic Year starting in August 2024 in Texas, Oklahoma and North Carolina, and is running marketing activities and enrollment drives to enroll more students in Indiana, Ohio and other states by July 2024.
  • Some of these states (for example: Oklahoma, North Carolina, Indiana, Ohio) offer a scholarship to state residents ranging from $3,000 – $7,500 per students to take their public school going children to a private school, including an Islamic School like ALA GP. Meaning these families would not have to pay the private school fee out of their pocket to ALA GP for their children.
  • ALA GP will manage the Buildings and pay rent for each property to ASPP.
  • Since the school will only utilize the Buildings from 8:00am-4:00pm Monday – Friday, the Auditorium (200-400 seats) and kitchen, lunch hall at the Buildings could be rented out in evenings/weekends for community/private events for additional rent income.
  • ALA GP will pay electric, water, gas, cleaning bills for the Buildings it rents from ASPP.
  • Average ROI for the property portfolio is = 13.86%
  • Negotiations on asking (purchase) price of each property by ALA GP can further improve the ROI for Investor.
